Self-leveling lap sealant is a good product doing an impossible job. It is a thin bead of elastomer asked to bridge a moving joint between two different materials, outdoors, through 200°F of annual temperature swing, while the whole structure twists on the highway. It hardens, it shrinks, and it cracks — on schedule, every three to five years.
Recaulking over the old bead makes it worse. The new sealant bonds to the old sealant, not to the flange. When the old bead finally lets go underneath, you now have a sealed channel that carries water sideways to somewhere you will not think to look.
The alternative is to stop having a joint. Cut the old sealant out, prime the flange and the deck as one surface, and spray a polyurea membrane that runs continuously from the roof field up onto the flange. There is no interface for water to exploit because there is no interface.
The Prep Nobody Wants to Do
Every failed camper roof coating we get called about failed at the bond line, not in the film. Three prep steps, none optional:
Remove, do not scrape. Failed lap sealant has to come off the flange completely. A plastic scraper, a heat gun on low, and patience. If you can still see gray caulk, keep going.
Super Orange Cleaner, twice. Mold-release wax, diesel soot, and the chalky plasticizer that EPDM sheds as it ages all block adhesion. Wash, rinse, wash again. Then flood a section with water — if it beads anywhere, that spot is still contaminated.
7001 Primer, doubled at details. One pass across the deck, then a second pass on every flange, seam, and termination edge. 7001 also blocks bleed-through, which matters here because the residue of decades-old sealant will otherwise migrate into the fresh membrane.
Let it flash, then spray.

What a Coating Cannot Fix
We would rather lose the sale than sell you a membrane over a problem it will not solve.
Soft framing. If you push on the wall or ceiling and it gives, the wood underneath is gone. Sealing the outside traps the moisture in and the rot continues. That panel has to be opened and rebuilt.
Delamination. Bubbles or waves in the sidewall mean the adhesive bond between the skin and the substrate has released. A roof membrane will not re-bond it.
Active saturation. A wall that is currently wet has to be dried out — opened up, or at minimum given weeks with a dehumidifier and airflow — before anything gets sealed over it.
If the moisture meter reads dry and the panels are firm, you are in the right window. Seal it now and the problem stops here.
